About: Our Process

The "Landwin System" is a proven, proprietary, codified and copyrighted process encompassing every aspect of the real estate investment, development and management business.

Based on a fundamentally "contrarian" investment philosophy, the System is built on a deceptively simple set of "rules" including, for example, Rule #1: "Never Lose What You Have," Rule #2: "Always Outpace Inflation," and Rule #3:  "You Make Your Money When You Buy."  

The System then details Landwin's pre-determined investment criteria and requires the development of a property-specific strategic plan for creating and capturing value upon execution of a pre-determined exit strategy.

Disciplined adherence to detailed, step-by-step sequential procedures are attributed with Landwin's exceptional performance.  These govern every aspect of the sourcing and evaluating opportunities, writing and submittal of offers, securing of financing, conducting of due diligence, acquiring, managing, leasing, developing, constructing, refinancing, disposing, and acquiring replacement income-producing real estate investments.

For example, once an investment opportunity is sourced and successfully evaluated against our pre-determined criteria, key data regarding the opportunity is input into Landwin's copyrighted pro forma for a more detailed financial evaluation. This data includes tenant rent rolls and all equity funding, debt financing, and transaction expense information, as well as all underlying assumptions.

With this data input, the pro forma illustrates for us the total financial picture of the investment, projecting income, fixed and other expenses, cash flow, development and/or improvement costs and timing, refinancing costs and timing, and the overall projected cash-on-cash and internal rates of return anticipated upon disposition.

Once a project makes it through the pro forma stage, Landwin submits a written offer contingent upon due diligence. When the offer is accepted, we proceed methodically through our copyrighted 58-point due diligence checklist. This is an exhaustive process which often reveals any previously unknown or protential problems or challenges with a property. Transactions are only closed after completion of the due diligence process.

Once a existing property or development project is acquired, we manage the asset utilizing our own copyrighted forms in concert with the property's or project's original pro forma in executing the plan for each of such properties or projects.  Once value has been created and is ready to be captured, we refinance and/or dispose of the property, then conduct a 1031 exchange to acquire a replacement property or project.  In over two decades, Landwin has never failed to successfully conduct a 1031 exchange.
